Apartments pull further ahead of houses in Azores bank valuations
Bank valuations for homes in the Azores reached €1,678 per square metre in August 2026. Apartments rose 22.4% year on year, outpacing houses across the region.
The median bank valuation of housing in the Azores reached €1,678 per square metre in August 2026. It rose 0.8% from July, or €14 per square metre, and 20.1% from August 2025, according to figures released by the Azores Regional Statistics Service.
The measure covered 611 property valuations carried out as part of home purchase loan applications: 117 apartments and 494 houses. That was 13 fewer valuations than in the previous month but 78 more than a year earlier. The median value therefore increased even as the number of properties assessed edged down from July.
The two types of housing show a substantial difference. Apartments had a median valuation of €2,494 per square metre, up 2.9% over the month and 22.4% over the year. For houses, the figure was €1,547 per square metre, an increase of 2.1% from July and 14.3% from August 2025. The annual rise for apartments was the strongest among Portugal’s regions.
Across Portugal, the median bank valuation for housing stood at €2,254 per square metre in August, above the Azores figure of €1,678. The national annual increase of 14.7% was lower than the rise recorded in the islands. For apartments alone, the Azores’ 22.4% annual increase also exceeded the national rate of 17.0%.
These figures help track how properties assessed by banks are changing in home loan applications, particularly as apartments and houses in the archipelago follow different trends. The valuation median is not a sale price for every home in the Azores: it reflects the properties included in the loan applications covered by this measure.
